CHALLENGE:

Thrivent owns a 688,000 SF headquarters facility surrounded by 575 acres of undeveloped land, centrally located in the Fox River Valley, which is a vibrant and stable economy, albeit with slow growth and absorption. Thrivent’s business is changing, and it needs to invest in its facilities. Additionally, it is shifting from an old-school, self-contained workplace model to a contemporary workplace that is more integrated in the community

APPROACH:

• Conducted a market study to determine the demand for all types of real estate products.
• Create a master plan that will allow for the phased development of a mixed-use district, including a full range of housing products, hospitality, employment and civic spaces within a large system of parks, trails and open spaces.
• Use thoughtful programming and great design to create places where people want to be.
• Create a public / private partnership that will allow Thrivent to lead the development of its excess land without engaging in vertical development.

• Use market forces to attract the resources of 3rd party developers to build a variety of real estate products.

• Engage the City of Appleton to invest in infrastructure and improvements for civic uses, including parks, trails and public spaces.

• Create opportunities for other private parties to sponsor public arts, entertainment and create opportunities for other private parties to sponsor public arts, entertainment and gathering spaces.
